Behind the Scenes: We Found a (dare I say perfect?) Site! What Happens Next?

Hey everyone,

It’s been a busy couple of weeks behind the scenes at Bramblewood, and we have some incredibly exciting news to share. If you’ve been following our journey, you know that our biggest focus right now is finding the right piece of land; a patch of dirt that isn’t just big enough for 50 townhouses, but is actually a place where a community can truly thrive.

We’ve spent the last month playing digital detective, combing through municipal real estate spreadsheets, cross-referencing zoning maps, and ruling out what feels like a hundred "ghost parcels." It’s been quite the education, especially discovering that half the "vacant land" on city spreadsheets actually contains active municipal infrastructure like water towers, utility corridors, or highway drainage basins.

And...that persistence finally paid off. We’ve officially identified a parcel of land in Hamilton that looks like a near-perfect match for the Bramblewood model.

While we have to keep the exact location confidential for strategic reasons while we begin inquiries, the site itself is everything we’ve been hoping to find. Unlike many of the plots we previously reviewed that were trapped right next to heavy industrial yards, this parcel sits on a true residential edge, nestled in a liveable neighbourhood. It sits along an established public transit route within walking distance of grocery stores and local schools, which makes our vision of a walkable, low-car community structurally possible. Best of all, the land already carries a legacy designation for townhouse density, which means we can hopefully bypass the grueling, multi-year bureaucratic battles than can be required just to get residential density approved.

Finding the land on a map is only the first step, though. Because this is a municipal remnant plot, we have officially initiated contact with the city to introduce Bramblewood and explore the potential availability of the site. We have reached out to the Ward Councillor’s office and the Housing Secretariat to share our high-level vision and find out how a non-profit, community-led co-op might align with the city's long-term goals for the property.

This is where the real patience begins, as municipal timelines move intentionally and carefully. While we wait to hear back from city staff, I am already diving back into the layout concept, pulling up the site dimensions to figure out how we can best arrange our signature central green courtyard, protect the space from street noise, and build a peaceful sanctuary on this specific footprint.
