Choosing where to live is one of the most important decisions you will make. At Bramblewood, membership means moving beyond the traditional landlord-tenant dynamic and stepping into a community you actively help shape. We've compiled these frequently asked questions to help demystify the housing co-operative model, outline our shared financial and volunteer commitments, and show you what it truly looks like to have a democratic voice in your own neighbourhood.
What exactly is a housing co-operative?
A housing co-operative is a legal corporation owned and managed democratically by the people who live in it. Unlike a traditional apartment or rental complex, there is no outside landlord making a profit. At Bramblewood, every resident is a Member-Owner. You have a vote, a voice, and a direct say in how your community is run.
Who can become a member at Bramblewood?
Anyone who shares our commitment to community, sustainability, and democratic living can apply! Because we are building townhouse-style units, we are specifically designing spaces to support growing families, individuals, and households who need the physical breathing room and autonomy of a multi-level home but have been locked out of the traditional buying market.
What is the main benefit of membership over traditional renting?
Security of tenure. In the private rental market, you can be forced to move due to a landlord selling the property or claiming "personal use." In a co-op, you cannot be evicted without cause. As long as you pay your housing charges on time, maintain your home, and respect the community bylaws, Bramblewood is your home for as long as you choose to stay.
How does Bramblewood afford to keep monthly housing charges low?
We do this through a combination of smart engineering and community math.

Zero Profit Margin: Our monthly charges are calculated strictly to cover the actual costs of our mortgage, operational expenses, and capital reserves for future repairs. No one is taking a cut off the top, and the housing charge can't be raised without a community vote.

Committees: Instead of hiring expensive corporate property management companies to handle every small task, our members run the co-op themselves.

What are my responsibilities as a member?
Co-ops thrive on active participation. As a member of Bramblewood, you are expected to:

Attend at least two General Members' Meetings per year to vote on budgets, bylaws, and board elections.

Treat your neighbors with respect and uphold the community's environmental and safety guidelines.

Join a committee and contribute roughly 2 to 4 hours of volunteer time per month.
What kinds of committees can I join?
There is a perfect committee for you, whatever your strengths! Our committees will include:

Finance: Helping track our budget and long-term financial health.

Landscaping/Gardening: Designing and maintaining our deep-green outdoor space and edible gardens.

Maintenance: Responding to non-electrical/plumbing maintenance requests and planning ahead for maintenance needs.

Membership: Interviewing, educating and recommending new members to the Board of Directors.
