Our Project
Building a sustainable, regenerative townhouse co-operative requires a careful balance of community governance, sustainable engineering, and solid financing. To guide our journey, we have broken our development into three distinct phases. By setting clear milestones for each stage, we ensure transparency, maintain strict financial accountability, and build a resilient foundation for our future neighbourhood.
Phase 1: Seed Funding & Planning
Phase 1 is all about proving the project's viability on paper and securing the community backing required to unlock major development funding.

Key Focus: Raising our initial seed funding through optional Member Loans and targeted donations.

Technical Milestones: Partnering with professional engineers and architects to obtain vetted "Class B" cost estimates, finalising our corporate governance structure, and identifying viable, townhouse-zoned parcels of land within the Greater Hamilton Area.

Current Status: Active and moving forward.
Phase 2
Once our technical estimates are solidified and our early member spots are filled, we move from preparation to property.

Key Focus: Securing our physical location and closing on our primary construction financing.

Technical Milestones: Executing a purchase agreement for our selected site, navigating the municipal rezoning and development permit process with the City of Hamilton, and applying for large-scale funding through the National Housing Strategy and traditional social-impact lenders.
Phase 3
Phase 3 is where the blueprints turn into physical homes.

Key Focus: Breaking ground, managing the construction of our regenerative townhouses, and transitioning from a development project into a living co-operative.

Technical Milestones: Partnering with a dedicated project manager and sustainable builders to erect our net-positive building shells, establishing our community garden and green space, and completing internal fit-outs. This phase concludes with member orientation, final occupancy agreements, and handing over the keys to our first co-op members!
